Noida property: Ready to move or risk it all?

Been fed up of renting for ages. Landlord ne phir rent badha diya! Socha, enough is enough. Finally taking the plunge but confused. I'm looking at Jaypee Augusta Town Home, it's ready to move. But then Buildcon Maghad Mansion dikh raha hai, and it's still under construction. Big risk, right? Possession mein kitna late karte hain yeh builders? Carpet area efficiency is important for me. I heard Jaypee mein maintenance charges zyada hain. Is it worth paying extra for ready possession? Or should I gamble for potentially better ROI with Buildcon? What's everyone's experience with these builders and their promises? Honestly not sure what to do. Which would you recommend for a family moving in?
