Noida property: Resale bech ke, flat lena sahi hai?

Kids have moved out, aur ab itne bade ghar ki zaroorat nahi hai. I'm thinking of selling our resale house and buying a smaller 2BHK flat in Noida. Sector 130 kaisa rahega? Has anyone invested in AVJ Group projects? What's the rental yield reality these days? Advertised yields toh bahut zyada dikhate hain, but I'm not sure kitna actually milta hai. Want something manageable with elevator. Please suggest, confused hu.
