Noida property resale market: is it even worth it?

I'm based in Dubai and thinking of investing in Noida. Can't visit easily, so relying on you guys. I'm looking at resale flats vs under-construction. Sector 35 mein, RSG Landdeveloper Pvt Ltd has some decent under-construction projects, but possession mein time lagega. Resale mein quicker rent mil sakta hai. But is the resale market healthy? Difficult to sell later if needed? What does the community think? Vote for resale or under-construction.
