Secondary market deals in Noida are where the real value is, not builder projects. Fed up of paying rent, my EMI vs rent math is finally pushing me to buy. I'm looking at Sector 63, even some Aadvi Group properties. Builders ka 'no negotiation' policy kitna true hai? Kya secondary market mein zyada scope milta hai for a good deal? Like koi distressed seller pakad ke... ya new projects mein hi better spot discounts mil jaate hain? Not sure if that floor-rise premium makes sense for an investor. Any tips on spotting underpriced assets?

Totally agree! Secondary market mein negotiation ka scope zyada lagta hai. Builders toh apni marzi chalate hain. Sector 63 achhi choice hai, connectivity badhiya hai.
Sector 63 mein prices already kafi upar hain, especially near the metro.
Haan bhai, builder se toh baat hi nahi hoti. Resale mein at least seller se direct deal kar sakte ho.
