Kids have moved out, don't need such a big place anymore. Sector 19 mein resale dekh raha hu. Under-construction Subhlaxmi Developers ka bhi option hai, with elevator. Is it worth the risk of delays? Kya resale sahi rahega, considering maintenance costs? Honestly not sure which way to go.

Bhai, elevator is nice to have, but not worth the stress of a delayed project. Resale le lo, peace of mind rahega.

Under-construction mein EMI bhi toh chalega. Resale mein full payment karna padega, but you can rent it out immediately if you want.

Subhlaxmi... their reviews online are pretty bad. Lots of complaints about construction quality and broken promises.
Before deciding, visit the Subhlaxmi site multiple times. See the progress, talk to the workers. Don't just rely on the sales pitch.
My parents are also looking to downsize. Sector 150 mein new projects are good, but connectivity is still an issue. Sector 19 is much better in that regard.

I bought a resale flat in Sector 22 two years ago. Best decision ever! No builder headaches, just immediate possession. Minor repairs and renovations were much cheaper than dealing with construction delays.
Which floor are you looking at in Sector 19? Ground floor mein toh parkings ka problem hota hai, and top floor mein seepage.
Maintenance costs are a killer in older sectors. I'd say check the Subhlaxmi project's RERA registration and see if they have a clean record. Delays are almost guaranteed though.
RERA mein toh sab theekh hi dikhate hain! Ground reality is different. Better to visit existing projects by Subhlaxmi and talk to residents.
Exactly U3! RERA is just a formality these days. I've been waiting for possession for 2 years despite RERA orders in my favour.
Bhai, Sector 19 mein itna noise pollution hai. Consider that too. Under-construction mein you can at least choose a quieter floor or facing.

Subhlaxmi...are they the ones near Pari Chowk? I heard they had issues with land acquisition a while back. Double check that!
