Kids have moved out, so I'm selling our big house. Looking for a manageable 2BHK in Noida. Sector 86 mein ATS Infrastructure projects ache lag rahe hain, but Greater Noida West offers better prices. Not sure which is a better long-term investment. Resale of existing property is crucial. Hospital proximity is important too. Anyone invested in both areas? What's your take on future appreciation? Am I the only one finding it difficult to choose?

I bought in Sector 86 3 years ago. Prices have gone up steadily, but not dramatically. Rental income is decent. I'm happy with my decision.
Think about the future development plans in both areas. GN West is still evolving, so there's a lot of potential for growth. But Sector 86 is more stable and predictable.
Have you visited both areas at different times of the day? Traffic can be a nightmare in GN West during peak hours. Sector 86 is also congested, but not as bad.
So, what did you finally decide? Sector 86 or GN West?
Builder ne phir se date extend kar diya lol. I'm so done with these guys! GN West mein ek aur fraud ho gaya.

This is why I'm so hesitant to invest in GN West. Too many shady builders.
Check the RERA registration number on the UP RERA website. It will tell you if the project is approved and if there are any pending complaints.
Ultimately, it depends on your priorities. If you want a safe investment with good connectivity, Sector 86 is the better choice. If you're willing to take a risk for potentially higher returns, GN West might be worth considering.
Sector 150 is also a good option near Sector 86. Thoda premium hai, but the infrastructure is excellent. Greenery bhi bahut hai.
Don't just look at the price per sq ft. Factor in the carpet area vs. super area. Some builders cheat you on that.
Totally agree yaar! Carpet area is the only thing that matters. Super area is a marketing gimmick.
Aur GST and other charges bhi dekho! The final cost can be much higher than you think.
Current market conditions are not great. Interest rates are high and property prices are also increasing. Maybe wait a few months before making a decision? It might be a buyer's market soon.
One thing I've noticed is that rental yields are higher in GN West. So, even if appreciation is slower, you can earn some income from rent. But Sector 86 is definitely better for self-use.
ATS Infrastructure projects in Sector 86 are good, but check which ones are closer to the hospital. Some are further inside the sector. Also, consider the maintenance charges – they can be quite high in ATS projects.
Good point, U8! Maintenance charges are a hidden cost that people often forget. Ask for a detailed breakdown before you book.
Haan yaar, maintenance is a killer. Sector 75 mein bhi bahut zyada hai. I wish builders were more transparent about it upfront.
Greater Noida West is attracting a lot of young families. Good social infrastructure is developing, but it's still a work in progress. Sector 86 is more mature in that sense.
I invested in GN West 5 years ago. Prices have definitely gone up, but not as much as I expected. The builder has also delayed possession by 1 year. So, be cautious and do your research.

U4, you're right about connectivity. But the new Faridabad-Noida-Ghaziabad (FNG) Expressway will help a lot. It's supposed to improve access to GN West. Still, Sector 86 is better connected *right now*.
Mera bhi same experience tha 2 years ago. I chose Sector 75 over GN West. Thoda expensive pada, but peace of mind hai. GN West mein abhi bhi infrastructure issues hain.
