Noida property: The negotiation myth builders tell you

Zeta I Greater Noida — everyone talks about its future, but no one really talks about the *real* cost. I'm looking at a 2BHK there, around ₹85L base price. Builder bolta hai fixed rate, no negotiation. Matlab, is it really true in Noida? I mean, for a ₹85L property, can't we even push for ₹5-7L off? Honestly, I think builders intentionally hide so many charges. PLC, floor rise, parking, IFMS, fit-outs... yeh sab ka kya scene hai? Kitna extra pakad ke chalun after the quoted rate? Is it like 20% more? People say Noida mein negotiation nahi hota, but I just can't believe it. There has to be some way to get a better deal ya fir minimize these "hidden" costs. Change my mind.
