Honestly, I just took possession of my 2BHK at Oasis Buildmart in Phi IV last month, and the *true* all-in cost was a shocker. My ₹85L budget felt solid, but then stamp duty, registration, and PLC for a decent floor added a huge chunk. Also, the super area vs carpet area difference felt like paying for unusable space. Nobody really prepped me for these final costs. Did anyone manage to negotiate much on the base price here in Noida? Or are these extra charges just non-negotiable? What was your final percentage above the initial quoted price?
