Currently in a 2BHK in Sector 99. Thinking of upgrading, maybe RSG Landdeveloper Pvt Ltd? Is the price jump to a 3BHK worth it? Already have a home loan running, so EMI will increase. Villa ka toh sapna hai, but is it practical? What are your thoughts?

Check the builder's track record on RERA website. Also, visit their existing projects and talk to residents. That's the best way to get a real picture.

I recently sold my 2BHK in Sector 93B and bought a villa in Jaypee Greens. It's a huge difference! But yes, maintenance is higher. You need to be prepared for that.
Jaypee Greens is nice, but expensive. And the commute to Delhi can be a pain. Sector 75 or 76 might be a better option for 3BHK.
Possession mila kya, RSG mein? Check karo before booking. Don't just trust their sales team.
Villa ka sapna is great, but be realistic. Can you afford it comfortably? Don't stretch yourself too thin.

Mere relative ne RSG mein invest kiya tha 5 years ago. Abhi tak phase 1 bhi complete nahi hua. Be very careful.
Sector 150 mein villas are popping up. But they are expensive! And the maintenance charges... Forget about it! 3BHK is the sweet spot.
3BHK in a good society with good amenities is the way to go. Check out projects near the Noida-Greater Noida Expressway. Connectivity is great.
Connectivity is good, but traffic bhi bahut hai! Especially during peak hours.

I upgraded from a 2BHK to a 3BHK last year in Sector 75. Best decision ever! More space, better amenities. EMI increased, yes, but worth it for the extra comfort. Villa is too much hassle for me.
Bhai, villa is a maintenance nightmare. Think about gardening, security, everything. 3BHK is much more manageable, especially if you have a family.

Buy now! Rates are only going to go up with the new Jewar airport coming up. Don't wait too long.
Jewar airport is still a long way off. But yes, property rates are increasing. Depends on your budget and timeline.

I agree with U1. RSG kaafi delayed projects hain. Villa is a big jump, EMI will be insane. 3BHK in a good society is a better balance. Which RSG project are you looking at?
Villa toh dream hai, no doubt. But practically speaking, 2BHK se seedha villa? Are you sure about the EMI? Have you considered resale value also? Sector 99 mein resale bhi itna easy nahi hai.
Resale? Sector 99 is fine for resale, especially if it's near the metro. But RSG... that's the question. Unka Gardenia Glory project dekha tha, but possession delayed by 2 years!
Haan exactly, Noida mein yahi problem hai. Builders keep promising but never deliver on time. RERA registration is just a formality for them.
Gardenia Glory is still delayed! My friend booked there in 2018, still waiting. Check RERA website before investing.
