Noida property: Upgrade to 3BHK or villa worth it?

Yaar, I'm in a 2BHK in Sector 31 right now. Thinking of upgrading, maybe a 3BHK or even a villa. Is the price jump worth it, guys? Already have a home loan, so EMI will increase. Also, kya kisi ko pata hai about Let's Make Home Buildtech? Their villas look nice. Which one is better for ROI long term? Koi advice do bhai, confused hu. Should I consider ready-to-move or under-construction?
