Sahi baat hai U3. Hype toh bahut hai. But yaar, current market rates kya chal rahe hain around Jewar or even Alpha 1 Greater Noida? Builders bahut inflate kar rahe hain prices, ya still affordable options mil rahe hain? I'm seeing 6000-7000 per sqft for some new projects, which seems high for an emerging area.
While prices are up, U4, it's not uniformly inflated. Some established sectors in Alpha I still offer decent value if you look hard. The key is to find a builder with a good track record, even if it means paying a little premium. Don't fall for too-good-to-be-true offers near the airport; those usually come with hidden costs or delays.
Haan bhai, U4, 6000-7000 toh minimum hai ab. Builders ne mauka dekh ke rates badha diye hain. It's tough for budget buyers.
U4, you're right, prices are definitely up. Around Jewar, some plots are going for crazy rates, purely on speculation. For Alpha 1 Greater Noida, 6000-7000 per sqft is actually becoming the new normal for good societies. Affordable options are mostly in Greater Noida West or farther, but then connectivity becomes an issue without personal transport.
I bought a flat in Greater Noida West three years ago, near Ajayabpur, expecting similar growth after the expressway. While there has been *some* appreciation, it's nothing like what was promised. Possession bhi delay ho gaya hai. My biggest concern is infrastructure keeping pace with all these mega projects. Roads, water, electricity – are they really ready for such a massive influx? Think long-term, not just the airport hype.
Totally agree U3. Infrastructure is a huge bottleneck. I checked some RERA data for projects launched near Yamuna Expressway post-2018. The completion rates are concerningly low, and many projects are still stuck. Before buying, check the builder's past project delivery record, especially their RERA compliance history. Don't just go by glossy brochures. Jewar airport will bring connectivity, but if basic amenities are missing, what's the use?
U3, your experience resonates so much! Mera bhi similar haal hai with a project in Yamuna Expressway area. Possession date pe date mil rahi hai. Infrastructure ki baat toh bilkul sahi hai, development paper pe achha lagta hai, ground reality different hoti hai.
Game-changer toh har naye project ko bolte hain. Remember all the hype around other projects that never fully delivered? I'm a bit skeptical. Builders will definitely hike prices now, making it tougher for first-time buyers like us. Kahi bas show-off na ho yeh sab.
Wow, Jewar Airport ka news is everywhere! March 28th inauguration is a big deal. I saw that property video and it looks so promising. Developers are calling it a game-changer, and it really feels like it could be. My budget is tight, but I'm thinking if this is the right time to invest in Noida. Anyone familiar with properties in Noida, especially around the airport area or even further like Alpha II? Would love to hear your perspectives!
Exactly U1! Everyone is talking about it. But my agent is pushing me hard to book something *now* before prices shoot up. Confused hoon.
Haan U1, I've been tracking Noida properties for a while. Jewar ke paas abhi speculative buying zyada hai. But places like Alpha II and even Alistonia Estate in Greater Noida have seen steady, genuine growth. Airport ka effect long-term hoga, so patience needed. Budget tight hai toh pre-leased commercial ya affordable housing options dekh sakte ho.
