posted on 28 MarNoida property: Which builder is more reliable?
Was supposed to decide by last month but still confused. Need at least a 3BHK, kids' school admission is coming up, and my wife's priority is a safe neighbourhood. I'm looking at projects by different builders in Noida. Has anyone had experience with the actual construction quality from different builders, like post-possession issues? I've heard stories of plaster cracks and seepage – is this common? What about hidden charges at possession? PLC and all that. Also, how's the customer support after booking? Do they even pick up the phone after you've paid the booking amount? Honestly not sure which builder to trust. Should I prioritize on-time delivery over everything else? Any suggestions would be really helpful.

One thing I've learned: always get everything in writing. Verbal promises mean nothing.
New metro line extension is impacting prices in some sectors. Keep that in mind while making your decision.
So, what did you finally decide? Which builder are you leaning towards now?
Check amenities completion before booking, I made that mistake and still waiting for clubhouse to start.
Rising property rates are a real concern. Buy now, or wait and see? Tough decision!
On-time delivery should be a HIGH priority, but not at the cost of quality. Balance is key.
Don't forget to factor in the cost of interiors! That's a significant expense after possession.
Has anyone had experience with Godrej Properties in Noida? Heard good things, but want to know about post-possession service.
Mera suggestion hai, visit multiple projects by different builders. Talk to existing residents. That's the best way to get a real sense of the quality and service.
Sector 150 is a good option for families with kids. Lots of green spaces and good schools nearby. But rates are quite high now, around 7k/sqft.
I heard Amrapali is making a comeback under NBCC. Anyone has any latest update on their projects?
NBCC is trying their best, but it's a slow process. Don't expect miracles anytime soon. But at least there's some hope.
Yeah, but are they prioritizing quality or just speed? That's the question.
Be careful of 'pre-launch' offers. They often come with hidden risks and delays. Wait for RERA approval before investing.
PLC charges are a scam, mostly. Negotiate hard before booking. Some builders try to sneak in extra charges at the last minute. Read the fine print carefully!
Is it even legal to charge so much PLC? I thought it was supposed to be a reasonable amount based on the location of the unit.
I bought in Jaypee Greens 5 years ago. Initial experience was good, but maintenance charges are now insane. Think long-term.
Don't just focus on big names. Some smaller, local builders offer better value and are more responsive. Do your research!
That's true, but smaller builders might be riskier in terms of financial stability and project completion. It's a gamble.
How do you even find these smaller builders? And how do you verify their credibility?
Which sector are you looking at? That makes a big difference. Sector 75 has a lot of new projects, but the infrastructure is still developing.
I had a terrible experience with XYZ Builders. Promised the moon, delivered a crater. Plaster cracks within a year, and they don't even bother responding to complaints. Avoid at all costs!
Totally agree yaar. XYZ Builders are notorious for poor quality. Mera bhi same experience tha 2 years ago. Never again!
Seriously? I was considering them. Thanks for the heads up! Which project was this?
U4, which project exactly? I know someone who booked in their Sector 150 project and they seem relatively happy so far, but it's only been a few months.
Customer support? Haha! Once they get your money, you're on your own. Be prepared to fight for everything. Document everything in writing.
Bhai, I feel your pain. Finding a reliable builder in Noida is like finding a needle in a haystack. Construction quality is a major issue, especially with the smaller builders. Have you considered checking RERA ratings?
On-time delivery is a mirage, dost! Almost everyone delays. Focus on RERA registration and builder's past projects. Check for litigation too. It's a pain, but worth it.
