Hey guys, I'm finally taking the plunge and buying a place in Noida. Fed up of renting, yaar! So many builders though, I'm confused. What do you think about the on-time delivery track record? Has anyone experienced delays with any specific builder? Mujhe advice chahiye! I've heard some horror stories about possession surprises – hidden charges cropping up. Also, construction quality is a big concern. Which builder actually delivers what they promise? Kya kisi ne cracks and seepage face kiya hai after moving in? Which one is better in that regard? Any suggestions? I'm so confused! Which builder is worth it and which one to avoid? I'm looking for genuine feedback, please! Thanks!

Bhai, seriously, visit the actual site multiple times before booking. Don't just rely on what the builder tells you.
Sector 150 ka avg rate 7k/sqft hai abhi. Keep that in mind when negotiating.

I've heard good things about Godrej Properties. They seem to be more reliable than most. But they're also more expensive.
Avoid Amrapali and Jaypee like the plague! They're notorious for delays and quality issues.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and gym, still not there after 3 years!
Don't just look at the builder, also consider the location. Is it close to the metro? Are there good schools and hospitals nearby?

I booked a flat with Supertech in 2014. Possession mila 2019 mein! 5 years delay! Aur quality bhi itni achhi nahi hai. Avoid Supertech at all costs.
