Noida RE & Jewar: Is the airport pitch misleading?

Just watched this video about Noida's Jewar Airport and it really got me thinking. They said Phase-1 is only 10% of IGI's capacity and it's a 20-year project. Yet, developers are already pushing the 'Jewar Angle' big time for luxury projects. The video says the pricing might be okay, but the *pitch logic* is off. Makes me wonder if we're seeing premature price hikes. What's everyone's take on this? Have you seen this kind of sales pitch around Noida?
