Heard a lot about Noida's property boom lately, especially since 2020. Is it real or just hype? Turns out, there's some serious appreciation happening, mainly due to better roads and new offices. But it's not everywhere – places like Sector 150 and the Noida Expressway are seeing the biggest jumps. So, what does this mean for our wallets? Are we looking at good investment opportunities, or is it too late to jump in? What do you all think – will this growth continue to push prices up?

It's never too late, but you need to be very selective. Focus on projects with good RERA ratings and established builders. Good luck!
What about commercial properties? Are they also seeing a similar boom in Noida?
Sector 18 is still the king of commercial, but rentals are crazy high. Maybe look at smaller sectors for better ROI.
Another thing to consider is the new metro line extension. It will definitely impact property values in the areas it connects.
Overall, I think Noida is still a good investment, but you need to be smart and do your homework. Don't just blindly follow the crowd.

File a complaint with RERA. That's what I did, and it helped speed things up (slightly).
Check amenities completion before booking, I made that mistake. Booked a flat thinking there would be a swimming pool and gym. Still not ready after 3 years!
The rising interest rates are also a concern. Makes it harder for first-time buyers to afford properties. EMI is killing me!

Sector 75 is good, but traffic is a nightmare. The metro connectivity is a plus though.
Agreed, traffic is bad. But the prices are still relatively affordable compared to 150. Good for first-time buyers.

Be careful — this builder has 3 delayed projects. Check their past record before investing any money. I lost a lot of money with a similar builder 5 years ago.
Sector 150 is overhyped. I checked out a property there last month. Avg rate is around 7k/sqft. Too much for what you're getting. I'd rather invest in Gurgaon.
7k is still lower than many Gurgaon sectors. Plus, the infrastructure is newer in 150. Better roads, less pollution (relatively).
Gurgaon is saturated. Noida has more potential for growth, especially with the upcoming Jewar airport.
True, airport is a game changer. I'm betting on the areas closer to Yamuna Expressway.
Mera bhi same experience tha 2 years ago. I bought a 2BHK near Pari Chowk. Appreciation is decent, but rent is not great. Tenants are always negotiating.

Hype hi lagta hai mujhe. Itna bhi kya hai Noida mein? Delhi is still better connected. Maybe good for investment if you flip quickly, but long-term... I'm not so sure.
Bhai, which builder are we talking about specifically? Some are legit, some are just chor machaye shor. Need to be careful.
