Noida real estate: Best time to buy and ROI?

Hey guys, I'm looking to invest in Noida real estate. What do you think, is now a good time to buy, considering the market conditions? I'm particularly interested in Sector 18. Kya aap logon ko pata hai about the year-on-year growth trends there? Also, I'm confused about under-construction vs ready-to-move properties. Which one offers better ROI currently? Has anyone experienced investing with Maan Properties & Developers? What's your take on their projects? Mujhe advice chahiye regarding the expected returns. Short term ya long term, what's more promising? Any suggestions would be appreciated! Thanks!
