Did you know Noida property prices are projected to jump over 20% in the next couple of years? That's the buzz! It seems like Noida is giving Gurugram a run for its money, especially with fancy new projects coming up near the airport. We're talking ultra-luxury apartments from ₹25,000 to ₹35,000 per sq ft! Builders like Gulshan, IHCL (Taj Hotel), M3M, and Smartworld are betting big on Noida, and it's not just housing – think hotels and fancy residences like Jacob & Co. The airport, metro, and better roads are making Noida a hot investment spot, *seedhi baat*. Has anyone checked out these new projects or have insights on the ground? Keen to hear your perspectives! *Sochiye zaroor*.

Thanks for all the insights, everyone! This was a helpful discussion. What's the next hot topic on Propmyna?
Don't forget about the upcoming Jewar airport. That's a huge boost for the entire region.
The current market conditions are crazy. Rates are going up every month. If you're planning to buy, don't wait too long.
Overall, Noida has potential, but do your research. Don't just blindly follow the hype.
Sector 150 is a good option if you're looking for green spaces and a more relaxed environment.
So, is Noida really going to overtake Gurugram? What's everyone's final take on this?
I heard the Yamuna Expressway is getting upgraded. That will further improve connectivity to the airport.
Possession status kya hai for Gulshan Dynasty? Anyone has updates?
Gulshan Dynasty is supposed to be completed by end of this year, but I've heard there are some delays. Check their website for updates.
My friend has booked there. He said they're still working on the finishing touches. *Umeed hai jaldi mil jayega*.
₹25k-₹35k per sq ft? Are these resale rates or new bookings? Big difference, *yaar*.
Guys, before you jump in, check the builder's RERA registration number. Don't just believe the marketing hype.
Mera experience batau? I booked a flat in 2019, possession was promised in 2022. Abhi tak nahi mila. Builder is giving excuses. *Zindagi barbaad ho gayi*.
Which floor is best for investment? Higher floors or lower floors?
Depends on the project, U18. Some people prefer ground floor for easy access. Look at the floor plan and see what suits you best.
Vastu bhi dekh lena, bhai! That can affect resale value later.
Higher floors usually command a premium, especially if you have a good view. But maintenance charges are also higher.
Metro connectivity is a game changer. Sector 142, 143, 144 are becoming prime locations because of the Aqua Line extension.
I bought a 3BHK in Sector 75 three years ago for 5500 per sq ft. Now the price is almost 8000! *Paisa ban gaya*.
Airport is far from most of Noida. Connectivity is good, but still...Gurugram has better social infrastructure, schools, hospitals etc. Noida needs to catch up on that front.
U12, Sector 18 is still pretty good for shopping and restaurants. But yeah, more options are needed.
Haan exactly, Noida mein yahi problem hai. Just building apartments isn't enough. Where will kids go to school? Where will we go for entertainment?
But U11, the government is actively working on that. Film City is being expanded, more malls are coming up. Give it time.
20% jump? Thoda zyada bol rahe ho bhai! But yeah, Noida is definitely catching up. Gurugram has become too expensive anyway.
Airport ke paas projects toh definitely premium honge. But is it sustainable? Gurugram has established companies, Noida is still developing. *Sochna padega*.
₹25,000 to ₹35,000 per sq ft in Noida? That's almost Delhi prices! Which projects are you talking about specifically?
Gulshan ka toh naam suna hai. IHCL and M3M are big players, but Smartworld...thoda risky lagta hai. Anyone has experience with Smartworld in Noida?
U7, RERA complaint se kuch hua? I'm thinking of buying but scared of these delays. Which project was it?
Smartworld ka Sector 68 mein project hai. Brochure mein toh sab mast dikhate hain, but on-site construction slow hai. *Dekh ke lena*.
U4, I agree. Smartworld is relatively new. Stick with Gulshan or M3M if you want peace of mind. *Seedhi baat*.
U5, slow construction is an understatement. Mera dost ne book kiya tha 2 years ago, abhi tak possession nahi mila. RERA complaint file karni padi.
