Hey guys, what's your take on the Noida real estate market? I saw this video claiming a crash is coming, especially affecting projects by big developers. It mentioned Godrej Properties. Is it something to worry about if you're planning to invest there? What do you think?

Comments
I think the market will remain stable for the next few months. No crash, no major boom. Just steady growth.
So, what happened with the original poster's video? Did you find out more?
I agree with U19. It's a buyer's market right now. But be careful and do your due diligence. Don't rush into anything.
The video probably just wants views. Don't panic based on one video. Look at the bigger picture. Noida is still growing.
What's the possession status for Godrej Woods? Anyone know?
U5, Phase 1 is mostly delivered, Phase 2 is delayed by a few months. Check their website for updates.
U5, I heard they are giving possession but the finishing is not up to the mark. Visit the site before you commit.
Be careful – some builders are offering attractive payment plans but hiding hidden charges. Read the fine print carefully.
Sector 75 mein kya scene hai? I heard there's a lot of new construction happening there.
RERA registration number check karo before investing anywhere. That's the first step. Don't trust anything else.
Personally, I think now is a good time to negotiate. Builders are desperate to sell. You can get a good deal if you play your cards right.
I think it's more of a slow down than a crash. Builders are holding onto inventory, hoping for better prices. Buyers are waiting for discounts. It's a stalemate.
Godrej is generally reliable. But Noida Authority ka kuch bharosa nahi. They can change rules anytime. That's the real risk.
U11, Exactly! Noida Authority is the biggest problem. Unka approval process is so slow and corrupt.
U11, True that! Land acquisition issues bhi bahut common hai. Check the land title thoroughly before investing.
What about ATS projects? Anyone have experience with them? I'm considering buying in ATS Knightsbridge.
Yaar, builder ne phir se date extend kar diya lol. I'm starting to lose hope. Should I just sell and cut my losses?
U14, Don't lose hope. RERA is there to protect buyers. File a complaint. You have rights!
U14, Which project? Maybe we can form a group and file a RERA complaint together.
U14, Before you sell, check the current market value. You might be surprised. Prices have gone up in some areas.
U3, cooling off? Are you sure? I'm seeing prices still going up, especially near the new metro line extension. Which project are you looking at in 150?
U4, I'm looking at Godrej Palm Retreat. Prices are stagnant for the last 3 months. Maybe it's just that project?
U4, Haan, metro impact toh definitely hai. But overall sentiment is cautious, especially with global recession fears. Sector 143A mein bhi prices stable hai.
U5, Palm Retreat ka possession mila kya? I heard they were delayed by a few months.
Mera bhi same experience tha 2 years ago. I bought in Jaypee Greens, thinking it was a steal. Abhi tak registration nahi hua! Be careful of these big names.
Bhai, don't spread fear. Every market has ups and downs. Noida is still a good investment in the long run. Just do your research and don't panic sell.
Crash? Bhai, I doubt it. Noida is always fluctuating. Which video are you talking about? Share the link!
Godrej? I've heard mixed reviews. Unka delivery toh generally decent hota hai, but Noida mein kuch bhi ho sakta hai. I'm also planning to invest, so following this thread closely.
Crash toh nahi pata, but prices are definitely cooling off in some sectors. Sector 150 mein rate hike toh abhi nahi dikh raha. Maybe correction is more accurate than a crash?
