Okay I'll be honest - I'm fed up of renting. Landlord raised the rent again! Finally taking the plunge, but the EMI vs rent math is confusing. Looking at 2BHK options in Sector 19. Is it better to buy under construction or ready-to-move? I keep hearing RERA horror stories about Himalaya Corporation Limited. Anyone else worried about possession delays? Am I the only one confused?

Ultimately, it depends on your priorities and risk tolerance. Weigh the pros and cons carefully.
So, OP, what did you decide? Under construction or ready-to-move? And which builder are you considering?
Don't forget to negotiate the price! Builders are often willing to offer discounts, especially if you're paying in cash.
One more thing – check the builder's financial health. You don't want them going bankrupt mid-construction.
I'm also thinking of buying. But the interest rates are so high right now! Should I wait for them to come down?
My advice: if you can afford it, go for ready-to-move. Peace of mind is worth the extra cost.
Just saw a 2BHK in Sector 19 listed for 85 lakhs. Is that a fair price these days?
Remember to factor in the stamp duty and registration charges. It's a significant amount.
Check the carpet area carefully! Builders often promise a lot, but the actual usable space is much less. Read the fine print!
Sector 19 is good, but the rates have gone up significantly in the last year. Especially after the metro extension.
Don't get emotional and rush into a decision. Do your research, visit multiple properties, talk to existing residents. It's a huge investment.
Anyone has experience with Supertech in Noida? Positive or negative, please share! Trying to decide if I should invest in their new project in Sector 94.
Under construction mein price kam hota hai, but the wait... and the builder can play games. Ready-to-move mein you know what you're getting. Dekho, risk appetite kya hai.
U11, correct. Risk vs reward. Under construction is higher risk, potentially higher reward. Ready-to-move is lower risk, lower reward.
Don't just look at the EMI vs rent. Consider the appreciation potential of the property. Noida is still growing, especially with the new Jewar airport coming up.
U13, good point! Land prices around Jewar are already skyrocketing. Long term thinking is important.
Possession mila kya kisi ko in the last few months? I heard there are more delays due to labor shortage.
U15, I know someone who got possession in Sector 150 last month. But it was delayed by almost a year!
U15, Depends on the builder. Some are still on track, others are blaming everything on Covid.
EMI vs Rent is a tough one. Calculate the total cost of ownership over 15-20 years, including maintenance, property tax, etc. Tabhi pata chalega kya better hai. Also, consider the tax benefits on home loan.
Sector 19 is prime location, but heavily congested. Parking is a nightmare. Consider Sectors 50, 51 also. Better planned and relatively less crowded.
U5, true that! Sector 19 is great for connectivity, but the traffic...uff! It's a daily struggle.
Himalaya Corporation... run away! My friend invested in their project 5 years ago, still waiting for possession. RERA mein complaint bhi kiya, nothing happened.
U7, that's scary! Which project was it? Need to warn others.
U7, RERA is a joke sometimes. They are supposed to protect buyers, but builders still get away with delays.
I bought a 2BHK in Sector 78 three years ago. Best decision ever! Rent was killing me. Even with the EMI, I feel like I'm actually building something for myself.
Bhai, I feel you! Rent is crazy these days. Sector 19 is a good area, but under construction mein risk toh hai. Himalaya Corp... naam suna suna lag raha hai, negative news thi shayad. I'd say ready-to-move is safer, even if it's a bit more expensive.
Exactly U1, ready-to-move gives peace of mind. Under construction mein phas gaye toh interest bhi jayega aur ghar bhi nahi milega.
U1, Himalaya ka RERA registration check karo before investing anything. Aur Sector 19 mein resale options bhi dekho. Sometimes you get a better deal.
