Noida real estate: Is it too late to invest now?

I'm confused about whether Noida is still a good investment. Just moved into my new flat in Sector 62 last month. Possession was in March, so fresh experience hai. Everyone's talking about Jewar airport boosting prices. But is that already factored in? Should I be looking at Greater Noida instead? Heard the ROI is better there. Not sure if 2BHK or 3BHK is better for rental income. Any thoughts? Express Builders ka track record kaisa hai, honestly? Thinking of a second investment, but dar lag raha hai. Kisi ko pata hai rent vs EMI actually works out? Socha tha rent de dunga, but EMI bahut ja rahi hai. Is it worth the risk?
