Noida real estate: Is under-construction worth the risk?

Under-construction risk is completely overblown in my opinion. I bought in GD Developers in Sector 122 back in '21; possession was only delayed by 6 months. The price appreciation since then is great. Anyone else had a good experience? Am I the only one who thinks ready-to-move is overpriced?
