Hey Noida folks, has anyone else been watching property values lately? Seems like the Jewar Airport effect is really kicking in! Average home prices in Noida have jumped 92% since early 2020, and Greater Noida is even hotter, up 98% in the same period. It's gone from "wait and see" to "wow, look at that appreciation" pretty quickly. What do you all think? Is this just the beginning, or are we nearing a peak? How will the airport continue to impact property prices in the area?

Anyone know what the current circle rates are in Sector 143?
So, what's the final verdict? Buy, sell, or hold? Confused!
I think it depends on your individual circumstances. If you're looking for a long-term investment, Noida is still a good bet. But if you're looking for a quick flip, be careful.
Guys, thanks for all the insights! This thread has been super helpful.
I think we're nearing a peak, but there's still some upside left. The airport will create jobs and attract more people to the area. But don't expect 90% returns every year!
Check amenities completion before booking, I made that mistake. Builder promised everything, but half the amenities are still missing.
NRIs are also driving up the prices. They have more purchasing power and are willing to pay a premium for properties in Noida.
Just saw a news report saying property registrations in Noida are up 30% compared to last year. The demand is definitely there.
Overall, I think Noida real estate is still a good investment, but you need to be smart about it. Do your due diligence, choose the right location, and don't get caught up in the hype.
Has anyone invested in the Yamuna Expressway Authority plots? Thinking of buying one, but unsure about the long-term prospects.
Builder ne phir se date extend kar diya lol. Possession mila kya kisi ko?
Which project are you talking about? Name and shame them!
I bought a resale flat in Sector 93A a few months back. Got a good deal because the seller was relocating. Seems like I timed it right!
What about the impact of the new data center park coming up near Jewar? That's gotta be a positive for rental yields, right?
Sector 78 mein kya scene hai? Anyone tracking that area?
Sector 78 is decent, but the connectivity isn't as good as some other sectors. Prices haven't jumped as much as, say, Sector 150.
Haan, Sector 78 is mostly for end-users, not so much for investors. Rental yield is okayish.
Be careful folks. Some builders are taking advantage of the hype. Check RERA registration before booking anything. Many projects are delayed.
Totally agree. Builder ka track record check karna bahut zaroori hai. I got burned once by a shady builder. Never again!
I'm a first-time buyer and feeling completely overwhelmed. Itna inflation! Is it even worth buying now, or should I just keep renting?
It depends on your budget and risk appetite. If you can afford it, buying now is better than later. Prices are only going to keep going up. But do your research!
Don't rush into anything. Take your time, compare different projects, and negotiate hard. It's a big decision.
Bhai, 92%? That's insane! I bought a plot near Pari Chowk back in 2019, feeling pretty smug right now. But seriously, is this sustainable?
Sustainable? I doubt it, yaar. This is all speculation driven by the airport. Once it's actually operational, things might stabilise or even correct a bit.
Exactly! It's the herd mentality at play. Everyone's jumping in because they see others making money. Fundamentals are getting ignored.
I agree with U1. The appreciation is real. I've been tracking Sector 150 rates and they've gone through the roof. Question is, when do we cash out?
Jewar Airport is a game changer for Noida, no doubt. But let's not forget the infrastructure development happening alongside. The new metro line extension is also a major factor.
Mera bhi same experience tha 2 years ago. Booked a 2BHK in Gaur City, now getting offers way above what I paid. Feeling like a genius, but also scared to sell and miss out on even more gains!
