Noida real estate: NRI perspective on investment

I'm based in Dubai, looking to invest in Noida property but can't easily visit. Sector 59 keeps popping up. Is it actually worth investing there? Gulshan Homz projects dikh rahe hain, but builder ka track record kya hai? Honestly not sure about under-construction vs ready-to-move, especially with all the RERA issues I've been reading about. Rent vs buy math isn't making sense to me right now. I need a property manager, for sure, since I can't handle it from here. Any advice from NRIs who've invested in Noida? Power of attorney ka scene clear hai ya nahi? Kitna hold karna chahiye for maximum gain? Koi tips? I am planning to invest in 2026-27. Should I be worried?
