Considering Noida for your next property investment? Experts forecast continued price growth between 2026 and 2029, fueled by major infrastructure projects like Jewar International Airport and Film City. With over 90% appreciation in the last three years and average residential costs at ₹9,200 per sq ft, Noida presents a compelling investment opportunity. In your opinion — is this positive or negative for buyers?

I agree with U8's point. While infrastructure like Jewar Airport and Film City will definitely drive growth, we need to differentiate between investment potential and actual livability/affordability for end-users. The rising interest rates and property costs are making EMI calculations scary for budget-conscious buyers. It's a double-edged sword: good for property value, but tougher to buy into.
U10, you hit the nail on the head. For a 2BHK that costs 60 lakhs, by the time you add all those charges plus furnishing, it easily crosses 75-80 lakhs. And then the EMI on that amount is just too much to handle for a middle-class family. This 'growth' narrative often ignores the ground reality for actual homeowners.
Exactly! Sirf base price nahi dekhna hota. Stamp duty, registration, maintenance, hidden charges... total budget kitna ban jaata hai ek 2BHK ka?
The 90% appreciation sounds great on paper, but for most first-time buyers, it just means higher entry costs. Current market conditions show that while prices are up, actual sales velocity for ready-to-move-in properties isn't always matching the hype. Many projects are still struggling to clear inventory. So, is this 'growth' really translating to affordability for us, ya sirf investors ke liye party hai?
Meri toh personal story hai. Maine bhi Alpha II mein ek project mein interest dikhaya tha do saal pehle. They promised the moon, but then the prices shot up so much, aur construction bhi slow ho gaya. Ab lagta hai agar tab le leta toh accha hota, but at that time the budget was tight. Is anyone else facing issues with projects in Alpha II or nearby areas?
U7, I think it's not just one project, almost everywhere in Greater Noida West it's the same story. Builders increase prices and then slow down work. I'm seeing similar things in a project near Alistonia Estate too. It's a gamble for first-time buyers like us.
Alpha II mein kaunsa project tha? Naam bata sakte ho kya? Might help others.
Bhai, ye experts ki report sunke toh darr lagta hai. Pata nahi kitna sach hai aur kitna marketing gimmick. Developers toh hamesha positive picture dikhate hain. Pura paisa lagane se pehle, builder ka track record aur past project delays zaroor check kar lena. Kahin paper pe growth dikhe aur possession na mile time pe toh phans jaoge.
This is so true. Ek builder ne toh mere friend ko Alpha-I Greater Noida mein project ka RERA number galat de diya tha. Baad mein pata chala ki approvals hi pending hain. Luckily, he got out somehow, but it was a huge headache. Always verify everything on the RERA website directly, don't just trust what the builder shows.
Exactly! My cousin booked a flat near Expressway, bola tha 2 saal mein possession, ab 4 saal ho gaye aur abhi bhi construction chal hi raha hai. Penalty ka toh naam hi nahi lete.
Sahi keh rahe ho yaar. Builders ka bharosa nahi. Hamesha kuch na kuch delay hota hi hai.
Wow, 90% appreciation in three years and experts predicting more growth? Noida toh fire pe hai! As a first-time buyer, this sounds super exciting. But is it too late to jump in now, ya abhi bhi entry point accha hai? So confused!
