posted on 12 AprNoida real estate: Rent vs Buy, what's the real deal?
Okay I'll be honest, figuring out rent vs buy in Noida is a headache. EMI is killing me, but rent is also crazy high in Sector 98. Metropark is tempting but OC is delayed. Anyone actually calculated the ROI? I'm thinking of selling and renting instead. What's your experience?

I'm an NRI looking to invest in Noida. Which sector would you guys recommend for long-term appreciation?
Before buying, check the builder's track record on RERA website. It's public information. Don't just believe what the sales guys tell you.
So, OP, what are you leaning towards now? Still thinking of selling and renting?
I think with the current rates, renting makes more sense for now. You can always invest the money elsewhere and wait for a better opportunity.
Just saw a news article about a new metro line extension planned for Greater Noida West. That area might become more attractive in the future.
Don't just look at the price per sqft. Check the quality of construction, amenities, and the reputation of the builder. I made that mistake once.
U18, Exactly! Amenities are key. Koi fayda nahi agar swimming pool hi nahi chalta.
U18, So true! Builder reputation is everything. Some builders are notorious for cutting corners.
The rent vs buy decision depends on your personal circumstances. How long do you plan to stay in Noida? What's your risk appetite? No one-size-fits-all answer.
Market is crazy right now. Interest rates are rising, and property prices are also going up. It's a tough time to make a decision.
U3, Metropark toh kabse delayed hai! RERA mein complaint daalo. Maybe that will speed things up.
U12, RERA mein complaint dalne se bhi kuch nahi hota. They take forever to resolve anything. It's just a formality.
U12, True that. RERA is just a paper tiger. Builders don't care. They know they can get away with delays.
U12, Haan, thinking about it. But heard RERA is also slow. Did anyone actually get a resolution from RERA in Noida?
I sold my property in Sector 137 last year and moved back to my hometown. The stress of dealing with tenants and maintenance was not worth it.
With the new Jewar airport coming up, I think property prices in Noida will definitely go up in the long run. It's a good time to buy, but do your research.
Anyone know the current going rate for 3BHK in Sector 93B? Considering buying there.
Don't forget about the maintenance charges! Some societies in Noida charge an arm and a leg. It completely eats into your rental income.
I'm a first-time buyer and totally confused. Everyone says Noida is great, but all I hear are horror stories about delayed possessions and shady builders.
Sector 75 is good for investment. The metro connectivity is a big plus. Rates are still relatively affordable compared to Sectors 93 and 98.
Arre yaar, tell me about it! Sector 98 mein rent is insane. EMI is a killer too. I'm in the same boat. Selling and renting sounds tempting, but then you're just throwing money away, right?
ROI calculation is a must! Don't just go by gut feeling. Have you factored in property tax, maintenance, potential appreciation (or depreciation)?
Metropark delayed AGAIN? Bhai, this is a common story in Noida. Which tower are you in? I know someone who booked in Tower C, still waiting for possession.
I bought in Sector 150 three years ago. Thought I was getting a good deal, but the appreciation hasn't been as much as I expected. Renting it out now to cover the EMI.
U2, that's a good point about ROI. I calculated mine, and honestly, after all the expenses, it's barely breaking even. Property tax is a killer, especially with the increased circle rates.
U5, also consider the tax benefits on home loans. That reduces the overall cost. Have you factored that in?
U5, circle rates are insane! They keep increasing it arbitrarily. It's a huge burden on homeowners.
U5, which sector and project are you talking about? Just trying to get a sense of the appreciation in different areas.
