Kids have moved out, don't need such a big place anymore. Thinking of selling our house and buying a smaller flat in Noida, maybe near a good hospital. Resale flats seem cheaper. Everyone glorifies new construction, but nobody talks about the OC delays and hidden costs. Advetaya Constructions looks promising, but are they actually good? Sector 105 mein resale mil raha hai, but I'm unsure. Is buying new truly worth the hassle? Change my mind.

Ultimately, it depends on your risk appetite. New construction is higher risk, higher reward (potentially). Resale is lower risk, lower reward. Choose wisely!

Check the occupancy certificate status for both new and resale options. OC is crucial! Don't buy without it.
Don't forget to factor in the stamp duty and registration charges. Resale mein, you pay on the circle rate. New construction mein, it's on the agreement value.
Circle rate ka kya scene hai Noida mein? Is it usually lower than the market rate?
Current market conditions are crazy! Property rates are rising everywhere. So, whatever you decide, do it quickly!
Personally, I'd lean towards resale in a good society in Sector 105. Less headache, immediate possession, and you can negotiate the price. Just get a good lawyer to check the papers.
Sector 105 is pretty good. Easy access to the expressway. But check the noise levels. Some areas are quite noisy due to traffic. Which floor are you considering?
Good point about the noise. And also check the direction of the flat. South-facing flats can get really hot in the summer.
RERA registration check karo for Advetya. See how many complaints are pending. That's a good indicator of their reliability.

I bought in Sector 78 three years ago. New construction. HUGE mistake. Still waiting for the swimming pool and gym to be completed. Resale is tempting now, looking back.
Considering your age and requirement for a hospital nearby, resale seems like a better option. Immediate possession and less hassle. But do your due diligence!

I bought a new flat in Sector 150 last year. Builder promised everything, but abhi tak clubhouse nahi bana! Amenities completion is a big question mark with these new projects. Check everything *thoroughly*.
What's the price difference between resale in 105 and new projects? If it's a huge difference, resale makes sense. But if it's marginal, maybe consider the new amenities and future appreciation of new projects.
Don't forget the hidden costs! New projects have floor rise charges, parking charges, power backup charges... the list is endless! Resale mein, what you see is (mostly) what you get.
Haan exactly, Noida mein yahi problem hai. Builders will squeeze every last penny out of you! I paid extra for 'premium' location... which turned out to be next to the garbage dump!

Don't just look at price, look at the appreciation potential. Sector 105 resale might be cheaper now, but will it appreciate as much as a new project near the upcoming metro line? Think long-term!
Mera bhi same experience tha 2 years ago. Sold my 4BHK in Sector 50 and bought a 2BHK resale in Sector 93A. Best decision ever! No builder drama, no EMI pressure. Peace of mind is priceless, especially after retirement.
Advetya? Bhai, this builder ka track record bahut poor hai. Multiple delayed projects. Stay away! Check their RERA complaints online before you even think about it.
Sector 105 mein resale is good if you find the right society. Check the age of the building and the quality of construction. Some of those older societies have seepage problems.

Totally agree with U1. Resale mein you know what you're getting. New construction is a gamble. My friend booked with Advetya in Sec 75 and possession is delayed by almost a year! Check RERA registration number *carefully*.
New construction looks fancy, but that's about it. Resale gives you immediate possession, which is a HUGE plus. Plus, you can actually *see* the flat, unlike brochures ka jhooth. But 105 mein society maintenance charges kya hai? That's important too.
Exactly! And resale mein, you might have to spend extra on renovation. New flats are 'ready to move', at least in theory. But U3 is right, seeing is believing!
Haan yaar, maintenance is a killer! Especially in older societies. Check the corpus fund too. They might ask for a hefty transfer fee.
