Okay I'll be honest – I'm selling my big house after the kids have moved out. Don't need such a big place anymore. Looking for a compact 2BHK, low maintenance. Resale ka paisa invest karna hai. Sector 95 seems decent, near hospital. But everyone is saying Greater Noida is the future. Honestly not sure if it's worth the drive daily. Noida mein hi rehna hai. Unitech Group ke projects kaise hain? Anyone bought there recently? Which gives better ROI, 2BHK or 3BHK? I'm thinking 2BHK for better rental yield. Resale market healthy hai kya? Change my mind.

Don't just look at the price per sqft. Check the amenities, construction quality, and the reputation of the builder.

Greater Noida is the future only if you're okay with living in a construction site for the next 5 years. Sector 95 is more developed, but prices are higher.
I bought a 2BHK in Sector 93B three years ago. Paid 60 lakhs, now it's worth 80. Rental income is decent, around 25k. Sector 95 should be similar.
Don't underestimate Greater Noida West (Noida Extension). Property rates are lower, and the metro extension will boost prices. Maybe consider that too?
Honestly, for resale, Sector 95 will be easier. Greater Noida is still developing. Less risk, but less potential for huge gains.
Unitech? Run. Just run. Mera paisa doob gaya. I bought in their project near Pari Chowk 10 years ago, still no possession.
Sector 95 is good for senior citizens, peaceful. Greater Noida is a mess right now, too much construction. Unitech ka naam mat lo bhai, I know people still waiting for possession from 2010.

U1, exactly my concern! Daily drive to Noida is a headache. 95 seems safer.
2BHK rental yield is definitely better. 3BHK might appreciate more over time, but finding tenants is harder. Resale market in Noida is doing okay, but bargain hard!
Bhai, ROI depends on the project. Which Unitech project are you looking at? They have some new ones too, but be very careful.
U5, are you talking about Unitech Heights? I heard mixed reviews.
