Noida real estate: Sector recommendations for a first-time buyer?

My lease ends in 6 months, and I'm seriously considering buying in Noida. Honestly, I'm confused about which sector to target. My budget is around 80L. 2BHK vs 3BHK confusion is real! I'm seeing some decent projects by Vihaan Group in Sector 44. Is it worth investing there, or should I explore Greater Noida for better ROI? Ab samajh nahi aa raha. Also, rent vs EMI, which is better? Need help!
