Hi all, I'm in a 2BHK in Sector 168. Thinking of upgrading to a K V Developers villa. Is it sahi to spend so much more? Rental yield kitni milegi? Already have a home loan, so EMI will increase. What do you think? Any advice, please?

Possession status kya hai? Ready to move in hai ya under construction? That makes a big difference.
Haan, under construction hai toh bahut risk hai. Delays are common in Noida.
Under construction hai. They are promising possession in 18 months.
Okay, so after all this discussion, what are you leaning towards? Are you still considering the villa?
At the end of the day, it's your money and your decision. Just do your homework and be informed. Good luck!
Villa mein privacy toh milegi, that's for sure! 2BHK mein toh sab sunai deta hai lol. But seriously, weigh the pros and cons carefully.
Kya aapne kisi aur project mein villas dekhe hain? Compare the quality and amenities before deciding.
Bhai, K V Developers ka construction quality average hai. Don't expect luxury finishes.
The new metro line extension might impact property prices in the long run. Keep an eye on that.
Personally, I think Noida real estate is overpriced right now. Market correction ka wait karna chahiye.
Upgrade toh kar sakte ho, but rental yield is not the right metric for villas. It's more about the lifestyle and appreciation value.
Don't forget the registry charges and stamp duty! That's a hefty amount on a villa purchase.
Sector 168 is good, but connectivity to Delhi can be a pain during peak hours. Consider that too if you work in Delhi-NCR.
Before you finalize, check the carpet area vs. super area. Builders often inflate the super area.
Villa is definitely a lifestyle upgrade! But financially, it's a big commitment. Have you considered resale value in the future?
EMI kitni badhegi woh calculate kiya? Aur maintenance charges bhi toh honge villa mein. Don't forget those costs!
I bought a plot in Sector 150 three years ago. Socha tha ghar banaunga, but prices have skyrocketed! Now, even building a small house is proving expensive. Maybe a villa is a better option for you, ready to move in.
KV Developers ka kaunsa project hai? Aur price kya quote kar rahe hain per sq ft?
Exactly! Without this info, it's hard to give any real advice.

KV Developers... bhai, careful rehna. Unka reputation itna achha nahi hai. Check RERA registration thoroughly first.
Haan yaar, KV ka Ekta project mein mere friend ne invest kiya tha. Abhi tak possession nahi mila, 2 saal delay hai.
RERA number toh dikhate hai sab, but compliance kitni hai woh dekhna padega. Site visits karo, existing owners se baat karo.
Rental yield villa mein? Sector 168 mein toh mushkil hai. Maybe 2-3% max. Is it really worth the upgrade just for rent?
Sector 168 se villa? Location bhi toh dekho. Connectivity, schools, hospitals - sab factors matter karte hai.
