Kids' school admission pressure is real, so my wife's priority is a good neighbourhood. Need at least a 3BHK, maybe near Sector 120. Honestly not sure if I should go for ready-to-move or under-construction. Under-construction seems cheaper upfront, but then there are possession delays. Is Morpheus Developers reliable, anyone have experience? Also, is it better to buy in Noida vs Noida Extension for families? My budget is around 1.5cr. Resale seems like a faster option, but new construction has better amenities. I'm also wondering about rental yield – are advertised yields actually achievable? Safe for the children is our biggest concern. Any tips or advice? Hope this helps someone else too!

One thing I learned: never trust the builder's timeline. Add at least 6 months to their promised possession date.
Also, check the carpet area carefully. Builders often inflate the super area.
Don't forget to factor in registration charges, stamp duty, and other hidden costs when calculating your budget.

Before finalizing anything, visit the sites multiple times, talk to residents, and check the builder's financial health. Don't just go by the glossy brochures.
Possession mila kya kisi ko Supertech se lately? Heard bahut problems chal rahe hain.
Supertech? Bhai, door se hi salaam karo. Big risk.
Rates are going up everywhere because of the new metro line extension. Abhi nahi liya toh aur bhi mehnga ho jayega.
Safe for children is paramount. Gated community with good security is a must. Check CCTV coverage and security personnel.
1.5cr mein, maybe look at resale in Sector 7x. You might find something decent. New projects are mostly above that budget.
Have you considered Sec 143B? Some good societies there, and the metro connectivity is improving.
My personal experience: bought a ready-to-move in Sector 44. Paid a premium, but zero headaches. Worth it for the peace of mind, especially with kids.
What about Sector 150? It's developing fast, and there are some good projects coming up. But it's still a bit far from everything.
Sector 150 is good for investment, not really for immediate family living, IMO. Lack of established infrastructure.

Noida Extension is cheaper, but the infrastructure is still developing. Schools and hospitals are better in Noida proper. But property prices are much higher here. It's a trade-off.
Rental yield? Don't believe the hype. 2-3% is realistic, maybe 4% if you're lucky and find a good tenant.
For kids, Sector 120 is decent. Plenty of families. Check out Amrapali Zodiac or Cleo County. But resale mein bhi prices are going up like crazy.
Under-construction is a gamble. I booked a flat in 2016, promised possession in 2019, still waiting!
Sector 120 is good, but crowded. 3BHK in your budget is tight if you want ready-to-move. Morpheus... hmm, mixed reviews suni hai. Personally, I'd lean towards resale in a well-maintained society for peace of mind.
Bhai, Morpheus ka toh naam hi mat lo. My cousin invested in their project 5 years ago, abhi tak possession nahi mila. RERA mein complaint daal rakhi hai.
Seriously? Which project? I was considering their new launch near Sector 79.
Totally agree. Morpheus is a big no-no. Stick to established builders like Godrej or ATS even if it means compromising a bit on size.
