Fed up of renting, finally buying. But is Ajnara's construction quality actually good? Or is it just marketing? Supertech's RERA compliance is shady, right? Change my mind.

I think ATS is still a relatively safer bet compared to Ajnara and Supertech. But even they have had delays in some projects. Nothing is guaranteed in Noida real estate.
So, OP, what's your takeaway from all this? Did you decide on a builder or are you going to keep renting for a while longer?
Before finalizing anything, get the legal documents thoroughly vetted by a lawyer specializing in real estate. It's worth the investment to avoid future headaches.
Check amenities completion before booking, I made that mistake with my first property. Promised swimming pool and clubhouse... still not there after 2 years!
Don't just rely on RERA alone. Visit the actual site multiple times. Talk to existing residents if possible. See the construction quality with your own eyes.
After reading all these comments, I'm even more confused than before! Seems like every builder has its own set of problems. Maybe renting is not so bad after all...
The thing is, demand is high, and supply is limited. Builders know they can get away with a lot. That's why it's so important to be extra careful and do your homework.
Sector 150 is becoming a good option. Lots of new projects coming up, and the infrastructure is improving. But prices are also going up fast. Sector 150 ka avg rate 7k/sqft hai abhi. So, do your research.
Ajnara Homes? Run. Just run. My cousin booked a flat there and is still fighting for possession after 5 years. Builder ne phir se date extend kar diya lol.
Possession status kya hai Ajnara Cyber Heights ka?
Cyber Heights is also delayed, last I heard. Check their RERA registration number on the UP RERA website. It will show the revised completion date.
U17, My uncle booked in Cyber Heights. Still waiting. Don't expect possession anytime soon. Look elsewhere.

Be careful – Ajnara has 3 delayed projects in Noida. Check their track record on the UP RERA website before investing.
Mera experience Supertech ke saath bahut kharab raha. Booked a flat in Eco Village 2 in 2014, still waiting for possession! Court cases chal rahe hain. Avoid them like the plague.
U10, Eco Village 2 is notorious for delays. That's a prime example of Supertech's shady dealings. Did you file a case with RERA?
Haan bhai, RERA mein case file kiya tha. But nothing much has happened so far. Dates pe dates mil rahi hain. It's a slow and painful process.
U11, RERA is a joke in many cases. They favour the builders, not the buyers. Unless you have strong evidence and a good lawyer, you're screwed.
I bought a resale flat in Sector 75 three years ago. Payed a premium, but at least I got immediate possession and could see exactly what I was buying. New projects are too risky, especially now with rising construction costs.

U3, I stayed in Ajnara Daffodil for 2 years. Rent pe tha, but construction quality was decent, nothing exceptional. Maintenance was the bigger problem, always some issue with the lifts or water supply. And parking... don't even get me started. It's Sector 73, by the way.
U4, Daffodil mein toh suna hai kaafi problems hain. I was looking at Ajnara Ambrosia in Sector 118. Any idea about that one?
Ambrosia is slightly better than Daffodil, but still not great. My friend bought a flat there, and he's constantly complaining about seepage during the monsoon. Check the reviews online, you'll find a lot of similar complaints.
Sector 118 is developing fast though, with the new metro line coming up. That's a big plus point for Ambrosia. But yeah, definitely do your due diligence before investing.
U5, I checked Ambrosia last month. The location is good, near the FNG Expressway. But the finishing inside the flats felt rushed. And the promised clubhouse wasn't fully operational yet. RERA registration check kiya kya?
Honestly, all builders in Noida are the same. They promise the moon and deliver a crater. It's a gamble, really. Just go with the one that has the least number of red flags. And hire a good lawyer!
Ajnara? Bhai, marketing toh sab karte hain. Reality is often different. Supertech ka toh naam hi kaafi hai... RERA compliance is a joke with them. I'd suggest looking at ATS or Godrej if you can stretch your budget. Peace of mind matters more than saving a few lakhs, right?
Totally agree with U1. Ajnara ka construction quality is average at best. Heard so many stories of delayed possession and poor finishing. Supertech... well, everyone knows. Buyer beware!
