Noida real estate: Which builder gives peace of mind?

Okay I'll be honest — I'm based in Dubai and can't easily visit Noida to check projects myself. I'm looking at investing in a 2/3 BHK, but builder reputation is making me anxious. Has anyone had experience with actual possession timelines from Godrej Properties vs. ATS? I'm hearing mixed reviews online, especially about delays. Also, kya kisi ko pata hai about hidden charges with these builders? I mean, besides PLC and registry, what other surprises popped up at possession? Need to budget properly. I'm also thinking about resale value later. Which builder's projects in Noida tend to hold their value better, say after 5 years? Need solid rental ROI, so location is also important.
