Noida real estate: worth it in 2026-27? Your take?

Been seeing some chatter about Noida property prices potentially plateauing in a couple years. I work in real estate, but buying for myself is different, right? I'm eyeing a 2BHK near the new metro line in Sector 143. I know what builders don't always tell you about those 'assured return' schemes. Has anyone actually seen good rental yields advertised, or is it just marketing? Honestly not sure if I should buy now, wait, or look at Greater Noida instead. Is that area better for long-term appreciation? Also, under-construction vs ready-to-move… after all the possession delays, is it worth the risk to save some money? What's your experience? Should I just stick to Eldeco projects? Off the record, what's the real story?
