Honestly, even working in real estate, the current rental scene in Noida is confusing me. Rents have gone up so much, especially in sectors like 137 and 150. I'm seeing 30-40% hikes in just two years. Is this even justified, ya fir bubble ban raha hai? Kya yeh stabilize hoga with all the Jewar Airport and FNG hype? Also, for young professionals, which areas are actually good value? Price vs convenience ka tradeoff bohot tough ho gaya hai. Like, Noida Extension might be cheaper but commute ka kya? Or are sectors like 78 and 107 still worth the premium? And for landlords, with these high property prices, kya rental yield abhi bhi 2-4% ka target karna realistic hai? Is investing in property just for rental income still making sense, ya fir equity appreciation hi main game hai?
