Noida rents: Is this hike sustainable?

Honestly, I'm pretty confused by the rental market these days. We're a family of four, need a bigger 3BHK soon, kids ki school change ho rahi hai. Currently paying 40k for a 2BHK near Sector 137, but that's after a huge hike. Now looking at Noida Extension or even near Pari Chowk, and the quotes for a good 3BHK are ₹55-65k. This is crazy! My current rent went up almost 30% in two years. Is this 30-40% increase justified? Will it stabilise anytime soon? Log bolte hain Jewar Airport ki wajah se hai, but itna zyada? It's making me rethink everything. EMI for a 1.2 Cr 3BHK is looking similar. Kya ab rent dene se better hai ki buy kar len? What's your take on this rent vs EMI dilemma? Any parents here facing similar issues?
