1.5 years ho gaye, looking for a 3BHK upgrade in Noida. Currently in a 2BHK, eyeing Sector 150 or Sector 20. Saw a resale flat in Divine India's project. Broker says secondary market deals allow more negotiation than new projects. Is this true? Matlab, kitna discount expect kar sakte hain? Builders toh bolte hain no negotiation. Hidden costs kya hotey hain resale mein, like society transfer ya pending maintenance? Already have a home loan. Don't want surprises. Any experiences with secondary market deals in Noida?

Dekho bhai, negotiation definitely possible hai resale mein, compared to new projects where builders are rigid. 5-10% tak bhi mil jaata hai agar seller genuine hai aur market slow hai. But, jaisa sab keh rahe hain, broker commission, legal checks, previous owner dues, society transfer charges, yeh sab dhyan se dekhna. Divine India ka track record mixed hai, kuch projects acche hain, kuch mein delays. Ultimately, your due diligence is key. Koi bhi surprise payment deal close hone ke baad bahut chubh ti hai. Sector 150 mein abhi kya rate chal raha hai resale ka? Aur Divine India RERA registered hai kya? Bhai, builder ka track record bhi check kar lena. Sometimes older projects mein construction quality issues bhi aa jaate hain. Mera ek dost फस गया था ऐसे ही.
Sector 150 mein resale 7500-8500/sqft chal raha hai, location aur floor pe depend karta hai. Divine India mein thoda upar-neeche ho sakta hai. Negotiate for at least 5-7% from asking price.
Divine India ke kuch projects RERA registered hain, website pe check kar lo. Sabke nahi hote.
Meri ek friend ne Alistonia Estate mein resale flat liya tha Greater Noida mein. Uska experience bahut kharab raha hidden costs ko lekar. Society transfer fees ne uski band baja di, upar se previous owner ne 8-9 mahine ki maintenance nahi di thi. Builder ne bhi NOC dene mein bahut time lagaya. Dil kaafi chhota ho gaya tha uska. So, negotiation ke chakkar mein baaki cheezein mat bhoolna. Ek accha lawyer pakad lena please.
Alistonia Estate ka toh pata nahi, but Alpha I Greater Noida mein mere relative ne liya tha, transfer fees approx 1-2% of agreement value. Maintenance bhi dekhna padta hai, usually 6-12 months advance le lete hain builders. Aur agar previous owner ne pending rakhi hai, toh woh deal mein adjust karwana ya pehle hi clear karwana. Warna baad mein headache ban jaata hai.

Negotiation toh mil jaati hai thodi, but hidden costs pe dhyan dena. Society transfer charges bahut zyada hote hain, aur agar previous owner ne maintenance ya electricity bills nahi bhare toh woh bhi tumhare sir pe aayega. Legal verification bahut important hai.
Haan bhai, broker sahi keh raha hai. Resale mein negotiation ka scope pakka hota hai, especially agar seller ko jaldi paisa chahiye. Builders toh ek paisa bhi nahi chhodte.
