Kids have moved out, so I'm looking to sell our big house and buy a smaller, low-maintenance flat in Noida. Resale market mein kya scene hai? Heard stories of people still dealing in black money, especially in older sectors. My existing property resale se jo paisa aayega, woh toh sab white hai. I don't want any jhanjhat. Is it safe to assume new projects by builders like Let's Make Home Buildtech are all above board? Asgerpur area kaisa hai for a retired couple? Elevator hona chahiye, and hospital nazdeek. Also, is OC important in resale flats? Am I the only one worried about this? Has anyone else faced this?

Did you check the builder's website for project details and approvals? Most builders upload them now.
So, what are you leaning towards now? Still considering Asgerpur or looking at other options?
Sector 150 mein bhi resale options dekh sakte ho. It's a well-planned sector with good amenities. Price thoda zyada hoga, but worth it.
Don't just focus on the price. Check the quality of construction, maintenance, and amenities. I made that mistake and now I'm regretting it.
Rising property rates are making it difficult for everyone. Even resale flats are expensive now.
What's the carpet area you are looking for? That's a key factor in deciding the sector.
OC is your insurance policy. Don't compromise on it.
OC is a must-have. Otherwise, you'll be stuck when you want to sell or take a loan. Black money is less prevalent now, but still, be cautious. Get everything in writing.
Check the encumbrance certificate too! Make sure there are no outstanding dues or legal issues on the property.
Asgerpur is okayish, but resale value might not be as high as other sectors. Consider your investment horizon. If you're planning to sell in a few years, look elsewhere.
Thanks for the advice, everyone! RERA number definitely check karunga. And encumbrance certificate bhi. This is helpful.
Bhai, avoid black money at all costs! It's not worth the risk.
I bought a resale flat in Sector 75 last year. No black money involved. Everything was transparent. But OC was a headache. It took me 3 months to get it sorted.
Sector 75 is good, metro connectivity bhi achhi hai. What was the price per sqft when you bought?
Asgerpur is a bit far from the main city. Consider sectors closer to the metro line for better connectivity and resale value. Sector 137, 143 are good options.
Don't assume any builder is above board. RERA registration doesn't guarantee quality or timely delivery. Do your due diligence! I've seen so many delayed projects in Noida.
Haan exactly, Noida mein yahi problem hai. Builders promise the moon but deliver nothing.
My parents live in Asgerpur. It's quiet, but transportation can be a pain. Auto walas charge whatever they want.
Black money? Sir, woh zamana gaya. Ab toh sab online transfer hota hai. But yeah, some old properties might still have that angle. Let's Make Home Buildtech... never heard of them. Check their track record thoroughly. Asgerpur is decent, but connectivity is an issue.
OC is crucial, especially if you're taking a home loan. Banks won't touch it otherwise. And Asgerpur...make sure the building has proper security and maintenance. Elderly people need that.
True, security is a big concern everywhere these days.
Maintenance charges bhi pooch lena pehle se. Some societies are charging exorbitant amounts.
Bhai, Let's Make Home Buildtech ka naam toh pehli baar sun raha hoon. Check RERA and customer reviews before investing your hard-earned money.
Resale mein black money toh kaafi kam ho gaya hai, bhai. But still, kuch transactions mein hota hai. Depends on the seller. New projects by Let's Make Home Buildtech...RERA number check karna, just to be safe. Asgerpur is okay for retired couples, peaceful area hai. Elevator and hospital are a must! OC is SUPER important in resale. Don't even think of buying without it!
Exactly! OC nahi toh future mein bahut problem hogi. Loan bhi nahi milega easily.
