Noida resale market needs serious patience

Is the resale market for bigger 3-4 BHKs really that slow in Noida right now? Kids have moved out, so we don't need such a huge place anymore. Planning to sell our current house and downsize to a compact 2BHK or a small 3BHK. Looking for something manageable, low maintenance aur acchi society mein. Sector 137 ya 78 mein kuch options dekhe hain, but resale prices for even smaller flats seem quite high. Kya scene hai yaar? Any specific builder like Godrej or ATS whose projects are good for RTM flats near hospitals? Aur resale mein kitna time lagta hai pakka? Any tips for selling current property fast and then finding a good, quality compact home? Honestly, not sure if it's the right time to sell.
