Generally, UP mein stamp duty 7% of the property value hoti hai, right? Aur 1% registration charges. Is it the same for resale in Noida Sector 30 or are there any special conditions? What about the circle rate vs market rate calculation? Which one do they consider?
Exactly, U5 is right. Most important point is higher of circle rate or actual transaction value. Aur Sector 30 mein usually market rate circle rate se kaafi up
Haan, 7% hi hai for UP. Lekin market rate ya circle rate, jo bhi higher ho, uspar lagta hai.
Sahi baat hai, hidden charges ka toh end hi nahi. Maine pichle saal Alpha I Greater Noida mein ek flat dekha tha, seller ne kuch figures bataye, but jab lawyer se consult kiya toh pata chala ki infrastructure development charges, society transfer fees, electricity meter transfer, sab add karke 1.5-2 lakh extra lag rahe the. Always factor in at least 5-7% extra for these "miscellaneous" expenses over and above stamp duty. Don't trust anyone blindly.
Bhai, Noida mein resale property ki stamp duty bahut complex hoti hai. Sirf stamp duty nahi, registration charges, advocate fees, brokerage, sab milake itna ho jaata hai ki budget hil jaata hai. Sector 30 mein toh rates bhi high honge.
