Okay I'll be honest — I completely underestimated how confusing this process is. I'm a first-time buyer, looking for a 2BHK in Noida, maybe around Sector 78 or 137. My budget is tight, around ₹80-90L, so I'm also considering resale options instead of new launches. But resale market ka kya scene hai? My parents keep saying new hi lena chahiye, but ready-to-move resale mein possession ka tension nahi hota. I'm seeing some good options in societies by ATS and Gaursons, but I'm worried about hidden costs ya construction quality after 5-7 years. Plus, maintenance charges kitne high ho sakte hain? Is it easy to get home loans for resale flats? Aur agar future mein sell karna pada, will there be enough demand, especially with so many new projects near Jewar Airport coming up? Kya resale value actually appreciate ho rahi hai ya it's just hype? What should I look out for when checking resale properties?
