Noida Resale: What actual negotiation looks like
Knowledge Park 3 – been checking out some resale 2BHKs here for my brother. My own Wall Rock Infratech 3BHK possession was in March, and honestly, the new project costs were a shocker with all the PLCs and final charges. Things nobody tells you upfront, right? Now looking at resale, say around ₹85-90L for a 2BHK. Is there more negotiation room in the secondary market compared to a builder? I'm wondering if you can actually knock off a good 5-10% or if sellers are just as rigid. Also, are there any hidden charges unique to resale that I should watch out for? Not sure if the legal process is more complicated either. Any first-hand experiences would be super helpful!

My friend had to pay 6 months of pending maintenance for the previous owner. Builder ne bataya nahi tha.
Legal process can be smooth if you hire a good property lawyer. They check all documents - sale deed, chain of documents, NOCs, property tax receipts. Don't cheap out on legal advice. They also verify if the property has an Occupancy Certificate (OC) and Completion Certificate (CC), which are super important for resale too, especially for getting home loan approvals. Without them, it's a huge risk.
5-10% negotiation on 85-90L? That's a big chunk, seems unlikely. Hidden charges toh pakka honge, registration, stamp duty, broker commission. Society transfer charges bhi hote hain.
Absolutely, society transfer charges can be huge, seen upto 1-2 lakhs depending on the society rules and property value. Plus, sometimes seller expects you to cover their capital gains tax if they're in a hurry. Always factor these in your budget.
Negotiation depends on seller urgency, U3. My neighbour in Knowledge Park 3 sold his 2BHK for 82L, initial ask was 88L. So yes, possible. He just wanted to clear his books before moving to Pune. You need to do your homework on how long the property has been listed and what similar units are actually selling for, not just asking prices.

Absolutely! Builder toh dikha deta hai 'final price', but resale mein I got 7% off in Alpha I Greater Noida last year. The owner was relocating abroad quickly. Negotiate hard, especially if the property has been on the market for a while or if the seller seems keen to close fast. It's all about finding that motivated seller.
Haan bhai, resale mein thoda scope hota hai but 5-10% is ambitious sometimes. Depends on how desperate the seller is.
