Noida residents, what's your post-possession experience been like?
Just moved into CGEWHO Kendriya Vihar 2 last month, and honestly, maintenance charges seem a bit high for what we get. Parking bhi ek issue hai, allotted hai but guest parking mein problem aati hai. My friend in JMD Vinayak Heights says unka maintenance low hai but floor plan utna efficient nahi laga mujhe. Feeling like maybe Kendriya Vihar ki layout better hai, space waste kam hai. Has anyone else compared both projects post-possession? What's the real story with their RWA and common area upkeep?

It's a tough market right now in Noida. Prices are stable, but the hidden costs like maintenance and RWA politics can really sting. CGEWHO Kendriya Vihar 2 has good location advantage, but these post-possession issues are crucial. JMD Vinayak Heights might have its own set of problems. It's always a trade-off. What's the current market rent like in KV2, just out of curiosity?
Rent is decent, but depends on the flat size and floor.
Builder ne bas unit bech di, uske baad toh sab buyer ka problem hai.
2700 units in CGEWHO Kendriya Vihar 2 means a huge RWA fund, right? Why are maintenance issues still popping up? This makes me rethink about buying in such large complexes. Small societies sometimes have better management.
U4, the RWA in KV2 is a mixed bag. They are responsive *sometimes*, but common area upkeep could be better for the maintenance charges. Guest parking is a nightmare, as OP mentioned. My cousin lives in JMD Vinayak Heights, and while their floor plan isn't great, their RWA is super efficient with common amenities. KV2's possession was 2016-05-01, so it's a mature society now, but some teething issues still persist.
U5, you hit the nail on the head about RWA. I bought a flat in Alpha II Commercial Belt a few years back without checking the RWA track record. Big mistake. Now we're stuck with increasing charges and no visible improvements.
Yaar, I can totally relate. ₹1.1 Cr – ₹1.2 Cr is a big investment for CGEWHO Kendriya Vihar 2, and then high maintenance on top? It's disheartening. My brother also faced similar issues with his society in Ajayabpur. Feels like builders promise the moon and then RWA takes over and costs shoot up.
I was considering CGEWHO Kendriya Vihar 2 too, but this maintenance talk is making me nervous. My agent mentioned it's a good society for families. Is the RWA at least responsive to issues, ya bas bills bhejte hain?
Sahi keh rahe ho. And parking is a constant headache everywhere, not just guest parking. Main parking bhi fight karni padti hai.
Exactly! Pehle toh sab theek lagta hai, baad mein asli rang dikhte hain.
