Just watched this video on Sec-150, Noida. They're really pushing the 'prices increasing' and 'Gurgaon investors' narrative, mentioning builders like Tata, Godrej, and Ace with new launches and near-possession projects on the expressway. I'm wondering if the current pricing justifies the long-term ROI for a property there. Is it actually a good time to get into a new launch in Sec-150, or should we be looking at resale options instead?

Totally agree with this post. Video mein toh sab gold dikhta hai, but
Yaar, yeh Sec-150 ka hype samajh nahi aa raha. Har jagah ads aur videos mein bas 'investment hot-spot' dikha rahe hain. Tata, Godrej, Ace bolte hain, par kya sach mein itne projects hain jo ready-to-move hain ya almost possession pe? Current pricing toh astronomical lag rahi hai, 6500-7000 sqft. Kya ROI justify karega itna paisa? Meri salary ke hisaab se toh bohot zyada hai. New launch mein jaana chahiye ya resale mein kuch milega jo thoda affordable ho? Bahut confusion hai.
Sahi kaha. Maine Alistonia Estate ke paas ek site visit ki thi. Wahan bhi 6800-7200 ke range mein quotes de rahe hain for new launches. Resale mein thoda negotiation ho sakta hai but that too is not cheap. ROI tabhi hai jab next few years mein infrastructure aur develop ho.
Haan bhai, prices toh off the charts hain. Mera budget toh allow hi nahi kar raha.
