Moved in last month to Sector 107. Prices jumped crazy high in 1.5 years. Should new buyers really wait? Lagta hai abhi overvalued hai. What's your take on current rates?

But haan, as U10 said, delays still happen sometimes even with RERA. It's not a magic bullet, but it's better than booking with an unregulated builder. Always check the RERA website for project status and builder history.
Builders ki toh baat hi mat karo. Sirf marketing hype karte hain aur phir possession dates pe date dete rehte hain. RERA bhi kuch khaas help nahi karta for delays. It's so frustrating for us middle-class buyers.
This is exactly my fear. If a new builder like Future Group comes in with no prior projects, how do we know if they'll deliver on time or with quality? Is there any reliable way to check a builder's past project history before booking? Especially for someone new like Future Group?
Totally agree yaar. Mera ek project Ajayabpur mein stuck hai for 2 years now. Builder ne bola tha 2022 end, ab 2024 ho gaya hai and still no sign. They just keep making excuses. First-time buyers ko toh aur bhi dikkat hoti hai as we put all our life savings into it.
I'm looking for a 2BHK there, but prices are just insane. What's the current price per sqft there? And how does it compare to, say, Alpha I Greater Noida? I heard Alpha I is more established, but 107 is closer to Delhi.
True that! Mera ek friend ne Alpha II mein liya hai, usko 6500-7000 mein 3BHK mil gaya tha. 107 is definitely premium and a bit overhyped right now. Unless you have a very specific reason to be in 107, I'd say explore other sectors or even Greater Noida options like Alpha I ya Alpha II.
Current rates in Sector 107 are easily touching 10,000-12,000 per sqft for good projects. For a first-time buyer, it's just not practical. Alpha I Greater Noida mein you can still find good options around 6,000-7,500. Thoda commute badhega but you save a lot.
See, this is why I'm so skeptical. A friend of mine booked in a project near Alistonia Estate a few years back, builder ne itna delay kiya, aur quality bhi compromise ki. Eventually, they had to sell at a loss. Noida mein bahut builders aise hi karte hain, especially if they are new. Sector 107 mein bhi kuch projects aise hi lag rahe hain, especially jinka koi track record hi nahi hai. It's a huge risk for our hard-earned money.
Sahi keh rahe ho. Builders ka track record dekhna bahut zaroori hai. Did you check any RERA registered projects in Sector 107 or nearby for your booking? At least wahan thodi transparency hoti hai.
Exactly! Jo Future Group ka project hai wahaan, unka toh Total Projects: 0 hai. Matlab, they literally have no experience. How can they justify such high prices? Log sirf hype pe book kar rahe hain. I'm telling you, it's a disaster waiting to happen. Bhai, aise builders se bach ke raho.
