Noida Sector 166 Investment: Good ROI?

Hi all, I'm considering investing in Sector 166, Noida. What do you think about the potential ROI there? Has anyone experienced good appreciation in that area recently? Also, I've been looking at S & U Buildtech Pvt Ltd projects. Kya kisi ko pata hai how they are in terms of timely delivery? Which one is better- ready-to-move or under construction for better returns? Mujhe advice chahiye! Thanks!
