Just moved into my Dridha Homes flat in Sector 38 last month. Honestly, it's been a mixed bag. The location is great, but the construction quality, bhai, thoda average hai. I'm thinking about whether Noida is still a good long-term investment or if I bought at the peak. What do you think? Also, I'm curious about rental yields. Are the advertised rates actually achievable? Has anyone here actually managed to get good returns renting out a 2BHK? Mujhe advice chahiye, should I hold long-term or sell in a few years? What's your take on this? Am I missing something?

Sector 38 location is good. But the Devil is always in the details. Amenities, maintenance, builder reputation.. these things matter a lot.
Hold long-term ONLY if you can afford to. If you're stretched financially, better to cut your losses and sell. Don't let emotions cloud your judgement.
I bought in Sector 150 three years ago. Avg rate was 4.5k/sqft. Now it's almost 7k/sqft. So, Noida can definitely give good returns, but you need to be patient and choose the right location.
Rental yields in Noida are generally 2-3%, max. Forget about the 5-6% they advertise. That's just a marketing gimmick.

Mixed bag is right. I bought in Paras Tierea back in 2016. Possession delayed by 3 years! Rental yield barely covers the EMI. Seriously considering selling.
