Sector 78 — my wife and I are upgrading to a 3BHK for the kids, maybe around ₹1.5 Cr. But the stamp duty and registration fees? They add a huge chunk, totally blindsiding us on the final cost. Is there *any* room to negotiate these government charges, or are they completely fixed? What about other charges like IFMS at possession? My budget is tight with school admissions.

Negotiate government charges? Lol, that's a good one. Unfortunately, those are fixed by the government, no builder or agent can change them for you. You just have to factor it in.
Totally feel you, bhai! This stamp duty thing is a proper jhatka. We were also looking in Sector 78 and thought we had our budget sorted for a 2BHK, but then the registry charges came up and it just added a huge percentage. It's like a hidden tax that nobody prepares you for when you're first looking at property prices. My wife almost backed out thinking we couldn't afford it.
