₹75 lakh for a 2BHK in Alpha II seems like a good starting point, but honestly, I'm completely lost on the shortlisting process. I've seen a Prasu Infrabuild project, and it looks decent, but what should I *really* check during a site visit beyond just the brochure? Sales folks only talk amenities. Also, when's the best time for legal verification – before I even shortlist, or once I've narrowed it down? My parents keep stressing RERA and title checks. Any advice from folks who've bought their first place here?

So, after all this advice, what's your next step, U1? Did you manage to get more clarity on Prasu Infrabuild or Alpha II pricing? It's a tough market for first-timers.
It's so confusing, right? Everyone has a different take. I just wish there was a checklist for site visits. My biggest fear is getting stuck with a project that's perpetually delayed. Builders promise the moon, but ground reality is something else entirely.
Yaar, I bought a 3BHK in Alpha I last year for a similar budget (just stretched a bit). What I learned is, beyond amenities, check the structural quality – wall thickness, ceiling height, common area finish. And don't just rely on the sales rep, talk to current residents if possible. For legal, definitely get a lawyer to do a preliminary check on the builder's RERA status and land title *before* you pay anything substantial. It saves a lot of headache later.
Sahi kaha, RERA ka status aur project ki details online hi check kar lo pehle. Bahut builders fake RERA numbers bhi dikha dete hain ya kisi aur project ka number use karte hain. Be vigilant!
For lawyers, don't just pick anyone. Find someone who specializes in real estate and has experience with RERA. Ask for references from other buyers. A good lawyer will flag issues that you or even your family might miss.
Talking to current residents is a great tip! Any recommendations for a good lawyer for property checks in Noida?
Bhai, Prasu Infrabuild ka naam sunke hi darr lagta hai. Unka ek project Ajayabpur mein abhi tak latka hua hai. Amenities toh sab dikhate hain, but possession ka kya? Alpha II mein ₹75 lakh for 2BHK is also on the higher side unless it's a very premium builder. Have you checked other options in Alpha I or even closer to Pari Chowk?
Market thoda stable hua hai recently, but Alpha II Commercial Belt ke paas wale projects mein abhi bhi overpricing dikh rahi hai. Builders are trying to recover pandemic losses, I guess. ₹75 lakh for 2BHK in some parts of Alpha II is pushing it, unless it's a very large 2BHK.
Alpha II mein prices waise bhi kaafi inflate ho gaye hain. Is the market really supporting these rates right now?
Exactly! Mere friend ne ek builder ke project mein invest kiya tha Alistonia Estate mein, 5 saal se possession nahi mila hai. Builder toh bas bahane banata rehta hai. Track record is everything.

Legal verification should happen *before* you shortlist, at least a preliminary RERA check and builder's track record. For title deeds and all, you can do it once you've narrowed it down to 2-3 options. Your parents are right to stress RERA, it's your biggest safeguard.
Site visit pe internal wall finish, plumbing fixtures ka brand, electrical wiring ke points aur common area maintenance check karo. Builder bolta hai AC lagake denge, but wiring kaisi hai, yeh bhi dekhna padta hai. Don't just look at the show flat.
Same pinch, bhai! I'm also looking in Alpha II and totally confused. Sales reps toh bas facade dikhate hain, andar kya hai kaun batayega?
