Dekho, Noida mein investment karna hai toh research bahut deep honi chahiye. Maine 2018 mein ek flat liya tha Alistonia Estate ke paas, builder ne bola tha 2021 mein possession, abhi tak nahi mila. Interest bhi ja raha hai aur rent bhi de raha hoon. Super area ka game toh hai hi, mera carpet area 65% nikla total ka. High maintenance ka issue bhi hai, society fund mein paise kaise use ho rahe hain, koi transparency nahi. Mera toh experience kharab raha hai, socho samajh ke karna.

Exactly! Meri friend ne Greater Noida West mein liya tha 2 saal pehle, usko toh possession ke baad society ne 50k extra maange for 'initial setup' jo agreement mein nahi tha. RERA mein complain kiya, but kuch khaas hua nahi. Be very careful.

Totally agree yaar! Main bhi Noida mein hi dekh raha tha, especially Alpha I Greater Noida ke paas. Builders ka toh pata hi nahi chalta, kya bolte hain aur kya dete hain. Super area ka locha toh sabse bada hai. Pehle toh bolte hain itna sqft, baad mein pata chalta hai carpet area kitna kam hai. Maintenance bhi itna high rakhte hain, especially new societies mein, ki rental yield ka toh socho hi mat. Mera budget tight hai, toh har extra cost pinch karta hai. Kya karein, investment ka plan drop kar dein?
