posted on 17 AprNoida to Acquire Farmland with Land Pooling Policy
Noida mein property lene ka soch rahe ho? Toh yeh news kaafi important hai. Suna hai Noida Authority farmland acquire karne wali hai using land pooling. Basically, kisanon ko developed plots milenge, cash nahi. Expressway ke paas 500 acres target hai. Isse litigation kam hone ki umeed hai, aur shayad investments bhi badhe. Sochne wali baat hai for future appreciation! Kisi ko is policy ke baare mein aur pata hai ya pehle experience hai? Share karo!

So, in summary, land pooling *could* be good for Noida, but don't expect miracles. Do your research, check RERA, and be prepared for delays.
Yeh sab sun ke toh dar lag raha hai. Noida mein property lena matlab gamble karna hai.
Kya hua is policy ka? Any updates from the Noida Authority? Has the land acquisition started?
U4, Not that I've heard of. Last I checked, it was still in the planning stages. These things take time.
U4, I'll try to find some official notification on the Noida Authority website. Will share if I find anything.
I heard that the land pooling policy will give farmers 25% of the developed land back. Is that true? 25% is not much if you ask me.
My friend is a lawyer specializing in real estate. He says land pooling policies are a legal minefield. Make sure you do your due diligence before investing.
Anyone has experience with land pooling in other cities? How long did it take for them to get possession of their developed plots?
Yeh sab toh theek hai, but what about the environment? So much construction is already affecting the air quality. This will only make it worse.
U19, Haan exactly, Noida mein yahi problem hai. Concrete jungle ban gaya hai. Trees kam hote ja rahe hain.
U19, That's a valid point. Development at the cost of environment is not sustainable. Green spaces are crucial.
I bought a plot in Yamuna Expressway area 3 years ago. Still waiting for registry. Rates toh badh gaye hain, but kya faida jab possession hi nahi hai?
U8, Same pinch, bhai! Mera bhi yahi haal hai. Yamuna Authority toh bilkul slow hai.
U8, Which sector? I'm also considering investing near the Jewar airport. Is it worth it?
Jewar airport is the game changer, guys. Long-term mein toh definitely worth it hai. But short-term mein, patience rakhna padega.
Noida Authority is planning this near the expressway? Which expressway? Noida-Greater Noida or Yamuna Expressway? Huge difference in price and potential.
I think this is great news. Less litigation means faster project approvals and potentially lower prices. But Noida mein 'potentially' is the key word.
Lower prices? Bhai, current market mein rates toh skyrocket ho rahe hain. Land pooling se bhi prices kam honge, impossible lagta hai.
U13, Exactly! Rates are only going up. Plus, the new metro line extension is also impacting prices positively. Sector 142 toh dekho, kya rates hain!
U3, exactly! Government promises toh... Forget about it. Have you looked at projects by private developers? Are those any better?
U4, depends on the developer, yaar. Some are good, some are terrible. RERA registration is a must. Don't even think about projects without it.
Sector 78 mein ek project dekha tha, possession date 2 saal se delay ho raha hai. Land acquisition issues batate hain. Yeh land pooling se woh problem solve ho jayega kya?
U6, Land pooling se theoretically toh solve hona chahiye, litigation kam hoga. But practically... Noida mein kuch bhi ho sakta hai. Always expect delays.
Yeh toh sahi hai! Land pooling se at least farmers ko benefit hoga. Lekin Noida Authority ka track record dekh kar thoda dar lagta hai. Implementation kaise hoga, wohi dekhna hai.
500 acres? Bhai, yeh toh bahut bada chunk hai. Expressway ke paas matlab Sector 150 ke aaspas hoga? Any idea which sectors might get affected?
Land pooling sounds good on paper, but execution mein bahut issues hote hain. Mera personal experience hai, Ghaziabad mein 5 saal se phase hua hai. Government promises are often just that – promises.
